The application “Real Estate Price Reference” provides access to reference prices used in real estate transactions, as determined by the General Directorate of Taxes (DGI) for the calculation of Income Tax/Property Profit Tax (IR/PF).

It is important to note that these are average prices intended for IR/PF calculations and should not be considered a direct valuation of a property.

This application ensures that users have the same level of access to information regarding real estate transactions as the tax administration.

Taxpayer declarations that report a price or estimated value below that provided by the "Real Estate Price Reference" application will be subject to correction by the DGI, based on the application's pricing, in accordance with existing procedural rules.

For declarations indicating a price or estimated value exceeding those in the "Real Estate Price Reference" application, the IR/PF will be calculated based on the declared prices or estimates.

The data within this application stems from a collaborative effort among several entities, including the General Directorate of Taxes, the National Agency of Land Conservation, Cadastre and Cartography, the National Federation of Real Estate Developers, Bank Al Maghrib, Urban Agencies, the Ministry of Urban Planning and Territorial Development, and the Notaries' Association.

Furthermore, the real estate transaction prices included within the “Real Estate Price Reference” application may be periodically updated to reflect changes in the real estate market.
