The "Real Estate Cadastre - EGRP Report" application allows you to quickly obtain a report online based on information from the Unified State Real Estate Register (EGRP). The online service collects data about the property and owners from 20 official sources, analyzes and assesses risks to make a safe purchase decision. To place an order, you need to provide the cadastral number of the real estate object or its address.

Due to recent changes in Article 62 of the Federal Law "On State Registration of Real Estate" dated April 30, 2021, the report presented, in terms of format and information contained therein, should not correspond to the forms for provision of information from the EGRP (approved forms of extracts) and cannot contain signatures (including digital signatures) of Rosreestr officials.

Now, with our service, you can only order reports based on information from the Unified State Real Estate Register (EGRP): "On the key parameters of the property" and "On changes in property rights". The report is for informational purposes only and is not an official extract.

Upon user request and to confirm the legitimacy of the report, we will provide a free extract based on which the property verification was conducted.

The service does not provide a public service for providing information or extracts from Rosreestr. This application is an informational analytical tool that analyzes an extract from the EGRP using automated methods based on open government databases and generates a report.

REPORT TYPES:

• Report on the main characteristics of a real estate object;
• Report on changes in property rights.

Reports based on information from the EGRP allow you to verify the state registration of an object and changes in ownership rights based on data from the Unified State Real Estate Register. This information helps reduce the risk of disputes during transaction preparation and processing.

A report on key parameters will be useful when conducting a real estate transaction. By ordering a report online, you can promptly find out who owns a flat or land plot, check for any legal disputes, arrests, and more related to the property.

A report on changes in property rights is necessary in almost every case where there are doubts about the subject of a transaction. It's essential to be cautious if there have been frequent changes in rights without valid reasons. However, it should be noted that ownership rights are not always registered; in such cases, records on property rights in the Unified State Register of Rights and transactions will be absent.

INFORMATION CONTAINED IN THE REPORT:

The "Report on key parameters" is a document containing the following general information about a real estate object:

• Owner's details: full name or legal entity name (if fractional or joint ownership right is registered, information about all owners).
• Registered encumbrances or restrictions on rights, including registration date and number, duration, relevant parties' details.
• Type of registered rights.
• Name of the authority responsible for state registration of rights.
• Cadastral (or conditional) number of the real estate object.
• Purpose of the object, its address and area (for buildings - floors, materials).
• List of property owners with ownership form and registration date.
• Detailed cadastral data about an apartment or land plot from Rosreestr.
• Information about potential encumbrances, restrictions on ownership rights, imposed encumbrances like arrest.
• State value of the property.
• Floor plan of an apartment or land plot.
• Detailed description of the real estate property.
